What if my credit is not so good?

We don’t do any credit or background checks when processing owner financing for your land purchase with us. We are happy to serve as a credit reference if you ever need one though. In that way, a land purchase with us could help you down the road.

How Does the Easy Owner Financing Work?

We do not do any credit or background checks. We send you a land contract with a payment schedule. That is notarized and returned to us with the down payment and document fee, which may be paid using PayPal, Credit Card, Cashier’s Check, or Money Order. After the purchase, you are free to do with the property as you please.

How do I get directions to a property?

On each lisitng, there is a “Get Directions” section. Just put your starting address in the “from” field and click the GO button.


Also, we list GPS coordinates for each listing, so you can also copy and paste it to Google Maps.

Are the mineral rights included with the property?

Mineral rights can be sold or conveyed separately from property rights. As a result, owning a piece of land does not necessarily mean you also own the rights to the minerals beneath it. Some properties we sell have mineral rights, but others may not. Feel free to check with us before making your purchase if this is important to you.

Are there time limitations to build?

Unless specified in our listing, there are no time limits in which an owner must build on the property.

What is the property zoned?

Most properties owned by Adventure Land will be zoned residential or rural residential, however some more rural properties do not have any zoning at all. If you are unsure what the zoning is for a property you want to purchase, just ask. We’ll be glad to help!

What is due diligence?

Due diligence is the research you, as the buyer, are urged to complete prior to entering into a contract. This includes questions to the county, or to Adventure Land, or visiting the land in person. We strongly encourage you to feel satisfied about your knowledge of the property PRIOR to buying.

What is a Warranty Deed?

A warranty deed is a type of deed where the grantor (seller) guarantees that he or she holds clear title to a piece of real estate and has a right to sell it to the grantee (buyer).
